Overview
ACCE thesis
EastGroup Properties owns and develops multi-tenant industrial warehouses concentrated in Sunbelt markets such as Houston, Dallas, Jacksonville, Orlando and Phoenix, leasing mostly small-to-mid-size bays to logistics and light-manufacturing tenants. Its moat is the portfolio itself: well-located, land-constrained infill assets with a 40.8% operating margin and a 73.6% gross margin that reflect long-term, mostly fixed-escalator leases. Revenue growth of 9.1% is being driven by rent increases on existing space and newly delivered developments, which gives the story more visible compounding than most industrial REITs can show. At a 34.5 trailing and 42.0 forward P/E, the market is paying a premium for that durability, and with an 8.7% ROE and a 10.6B market cap the question for a deeper look is whether the rent growth can keep pace with that multiple as the cost of capital stays elevated. The 64/100 score and absence from major indices make this a name for a focused work-up rather than a screen-driven position.
