Overview
ACCE thesis
Net Lease Office Properties is a spun-off REIT that owns a portfolio of single-tenant, net-leased office buildings, most of them leased to a small number of corporate occupants on long-term triple-net terms. The structural case rests on those leases: tenants pay most property costs, which keeps the operating margin of 10.0% and gross margin of 87.7% above what an office landlord with multi-tenant exposure typically earns. Against that, revenue fell 76.9%, which points to a shrinking rent roll from lease expirations, dispositions or tenant vacancies, and the return on equity sits at -13.5%, so the earnings base is not yet recovering. The company is small at a $144M market cap with no index memberships, so the first step is to pull the lease expiry schedule and tenant concentration to see how much rent rolls off over the next two to three years. It screens poorly at 38/100, and the cheap valuation is not enough on its own to justify a deeper look without evidence that the remaining tenants are renewing.
