Overview
ACCE thesis
Service Properties Trust owns a portfolio of hotels and net-leased service-oriented retail properties, with the Sonesta, Hilton and Marriott-branded hotels making up most of its footprint and a sizable share of its income coming from its TravelCenters of America truck-stop leases. The structural case rests on that lease income: long-term triple-net contracts give the trust contractual rent that does not depend on hotel occupancy, and the sector is still recovering from pandemic-era disruption. The more immediate question is revenue, which fell 16.4% over the trailing period, and an ROE of -56.3% that reflects a balance sheet still absorbing losses and heavy leverage. At 21.4 times forward earnings the stock is priced on a recovery that has yet to show up in reported revenue, so the case for a deeper look depends on whether hotel operating margins (14.6% at the operating line) can stabilise and whether the lease base holds. The 27/100 score says the quantitative profile is weak for now, which makes this a name for a closer look at the balance sheet and rent coverage rather than a conclusion in either direction.
