Overview
ACCE thesis
Global Net Lease owns a diversified portfolio of single-tenant net lease properties, mostly office, industrial and retail assets leased on long terms to corporate tenants who pay taxes, insurance and maintenance. The appeal of that model is contracted, inflation-linked rent with little operating burden, and an operating margin of 31.3% against an 85.7% gross margin shows how much of each rent dollar reaches the bottom line. The problem is that revenue fell 10.0% and return on equity is negative at -1.0%, which says the portfolio is shrinking or re-leasing too slowly to offset dispositions and higher interest costs. The stock screens at a score of 42/100 with no index membership, so the question for a deeper look is whether asset sales and debt reduction are stabilizing the top line or simply shrinking the company. Rent roll, lease expirations and the dividend coverage ratio would decide that quickly.
