Overview
ACCE thesis
CBL & Associates owns and operates enclosed shopping malls and open-air retail centers, mostly in secondary and tertiary markets across the southeastern and midwestern US, earning rent from anchor tenants and smaller in-line stores. Its edge is the scarcity of new mall supply in these locations, which lets a well-run landlord keep occupancy high by backfilling space with non-retail uses such as medical, entertainment and fitness tenants. Revenue grew 4.0% and the operating margin is 30.5%, with a gross margin of 65.0%, so the portfolio is generating cash well above its cost base. At a trailing P/E of 7.1 the market is pricing the equity as a turnaround, and the 61.9% ROE partly reflects a thin equity base after years of balance sheet repair rather than purely operational strength. The name is worth a deeper look to test whether occupancy and rent spreads hold up, and whether the debt maturity schedule is manageable at a $1.5B market cap, since that is where the equity risk sits.
